1. Hotel-Quality Hospitality
Japanese staff handle what AI can’t, adding real omotenashi for hotel-level service.
2. More Bookings
AI tracks local prices and booking trends, then sets daily rates up to a year ahead to maximize your annual revenue.
3. Japanese Staff, 24/7
Bilingual Japanese staff are on call around the clock for anything AI can’t handle, so your rental runs smoothly.
3 Reasons We’re Strong in Yakushima
Permit and Launch Track Record

We’ve operated in regional areas like Aizuwakamatsu, and we handle checks with local authorities and required procedures smoothly. We support you carefully, from sorting out each property’s conditions to launch.
Track Record in Rural and Villa Areas

We run many rentals beyond the Tokyo area, including in rural and villa areas. We build the best operating setup for each area’s character.
We Cover All of Yakushima

We cover central Yakushima and wider areas such as Miyanoura, Anbo and Onoaida, with operations tailored to each area.

Commission vs. Flat Fee:
Which Saves More?
Commission grows with your revenue. Ours stays at ¥30,000.

Everything after that is yours. No extra fees.

You keep more than with commission-based fees.
*Model cases assuming monthly revenue of ¥300,000 (1LDK) and ¥500,000 (detached house). Actual amounts vary by property.

FAQ
How good is the AI?
See real examples on our What’s Included page.
What if I don’t trust AI?
AI only answers what it’s sure about. Anything uncertain or sensitive goes to our bilingual staff, so issues never escalate.
Do you guarantee revenue?
No. We price with local market data to maximize annual revenue, but can’t guarantee results. That’s why cancelling is easy.
How do I cancel?
Submit the cancellation form. Your contract ends at the end of the third month. No cancellation fees.
Can I use you outside Yakushima?
Yes. We cover all 47 prefectures, so locations outside Kagoshima are fine too.
How much revenue is typical in Yakushima?
We’re still building performance data for Yakushima, so we don’t quote a standard figure. Revenue varies widely by location, size and occupancy, so we offer a free, property-specific revenue simulation. Just ask.
Which areas of Yakushima do you cover?
We cover all of Yakushima Town (Miyanoura, Anbo, Onoaida and more).
Can I run my own villa as a vacation rental?
Yes. Vacation rental operation is built into our flat ¥30,000/month (excl. tax) villa management service as an option. You can block the calendar for your own stays so no guests book then, so you can use it as your villa normally and rent it out only when it’s empty. We also handle cleaning after your private stays, so using your villa is easier than usual.
Can rental income cover my villa’s management fees and property tax?
Yes. Income from renting out your villa can go toward your monthly management fees, and also part of upkeep costs such as property tax. Renting it out only when it’s empty helps keep the villa while easing the cost burden. (Income varies by location and occupancy, so no amount is guaranteed.)
I haven’t filed my minpaku notification yet. Can I still sign up as a first-timer?
Yes. We don’t file the notification ourselves, but we support you together with partner specialists, so first-timers are welcome.
