FAQ
How good is the AI?
See real examples on our What’s Included page.
What if I don’t trust AI?
AI only answers what it’s sure about. Anything uncertain or sensitive goes to our bilingual staff, so issues never escalate.
Do you guarantee revenue?
No. We price with local market data to maximize annual revenue, but can’t guarantee results. That’s why cancelling is easy.
How do I cancel?
Submit the cancellation form. Your contract ends at the end of the third month. No cancellation fees.
Can I use you outside Niseko?
Yes. We cover all 47 prefectures, including areas outside Hokkaido.
How much revenue can I expect in Niseko?
Based on Airbnb results in the Niseko area from September 1, 2025 to August 31, 2026, typical monthly revenue is about ¥250,000 for a studio/1K, ¥390,000 for a 1LDK apartment and ¥600,000 for a house. Results vary by location, occupancy and season, so revenue is not guaranteed.
Which parts of Niseko do you cover?
We cover Niseko Town and Kutchan Town (including Hirafu and Hanazono) and all of Hokkaido.
Can I rent out my own villa?
Yes. Our flat ¥30,000/month (excl. tax) villa management service includes vacation rental operation as an option. You can block the calendar for your own stays so no guests can book. That way you can use it as your villa as usual and rent it out only when it’s empty. We also handle cleaning after your own stays, so using it is easier than with a typical villa.
Can rental income cover villa management fees and property tax?
Income from renting can go toward your monthly management fees and part of villa ownership costs such as property tax. By renting only during vacant periods, you can keep your villa and ease the cost. Income varies by location and occupancy, so no amount is promised.
I haven’t filed my vacation rental notification yet. Can I still sign up as a first-timer?
Yes. We don’t file the notification ourselves, but we support you together with partner specialists, so first-timers are welcome to ask.
