Commission vs. Flat Fee:
Which Saves More?
Commission grows with your revenue. Ours stays at ¥30,000.
Typical Management Company
20% commission example
Fees rise with revenue
AI Minpaku Management
Flat ¥30,000/month (excl. tax)
Same fee, even in peak season
*Example: 20% commission on ¥300k / ¥500k / ¥800k monthly revenue. Excl. tax.
*Break-even is ¥150k monthly revenue. Below that, a 20% commission costs less.
Just 1–2 nights of bookings cover your ¥30,000 fee.
Everything after that is yours. No extra fees.
*Based on ¥15,000–¥30,000 per night. A guide only. Profit not guaranteed.
*Initial fee (¥98,000), system fees (¥4,000–¥5,000), cleaning and booking-site fees are extra.
Comparison in the Sado Area
You keep more than with a commission-based fee.
*Model cases assuming monthly revenue of ¥300,000 (1LDK) and ¥500,000 (detached house). Actual amounts vary by property.

FAQ
How good is the AI?
See real examples on our What’s Included page.
What if I don’t trust AI?
AI only answers what it’s sure about. Anything uncertain or sensitive goes to our bilingual staff, so issues never escalate.
Do you guarantee revenue?
No. We price with local market data to maximize annual revenue, but can’t guarantee results. That’s why cancelling is easy.
How do I cancel?
Submit the cancellation form. Your contract ends at the end of the third month. No cancellation fees.
Can you work outside Sado?
Yes. We cover all 47 prefectures, so locations outside Niigata Prefecture are fine too.
How much revenue can I expect in Sado?
We’re still building data for Sado, so we can’t give a standard figure. Revenue varies widely by location, size and occupancy, so we offer a free individual revenue simulation. Feel free to contact us.
Which parts of Sado do you cover?
We cover all of Sado City, including Ryotsu, Aikawa, Sawata, Ogi, Hamochi and more.
Can I run my own villa as a vacation rental?
Yes. Our flat ¥30,000/month (excl. tax) villa management service includes vacation rental operation as an option. You can block the calendar for your own stays so no guests can book those dates, so you can use the villa privately and rent it out only when it’s empty. We also handle cleaning after your private stays, so using your villa is easier than ever.
Can rental income cover my villa’s management fees and property tax?
Yes. Rental income can go toward your monthly management fees, and part of it can cover other villa ownership costs such as property tax. By renting only during vacant periods, you can keep the villa while easing the financial burden. (Revenue varies with location and occupancy, so no amount is guaranteed.)
I haven’t filed my vacation rental notification yet. Can I still sign up as a first-timer?
Yes, absolutely. We don’t file the notification ourselves, but we work with partner specialists to support you, so first-timers can ask with confidence.
