Commission vs. Flat Fee:
Which Saves More?
Commission grows with your revenue. Ours stays at ¥30,000.

FAQ
How good is the AI?
See real examples on our What’s Included page.
What if I don’t trust AI?
AI only answers what it’s sure about. Anything uncertain or sensitive goes to our bilingual staff, so issues never escalate.
Do you guarantee revenue?
No. We price with local market data to maximize annual revenue, but can’t guarantee results. That’s why cancelling is easy.
How do I cancel?
Submit the cancellation form. Your contract ends at the end of the third month. No cancellation fees.
Can you manage properties outside Tottori Sand Dunes?
Yes. We cover all 47 prefectures, so locations outside Tottori Prefecture are fine too.
How much revenue can I expect in Tottori Sand Dunes?
We’re still building performance data for the Tottori Sand Dunes area, so we can’t give a standard figure. Revenue varies widely with location, size and occupancy, so we offer a free, individual revenue simulation. Feel free to contact us.
Which parts of the Tottori Sand Dunes area do you cover?
We cover eastern and central Tottori Prefecture, including Tottori City, Misasa and Kurayoshi.
Can I run my own villa as a vacation rental?
Yes. Our flat ¥30,000/month (excl. tax) villa management service includes vacation rental operation as an option. You can block the calendar for your own stays so no guests can book then, and rent the villa out only when it’s empty. Cleaning after your own stays is included too, so using your villa is easier than usual.
Can rental income cover villa management fees and property tax?
Income from renting can go toward your monthly management fee, and part of it can cover other ownership costs such as property tax. Renting only when the villa is vacant helps ease the cost of keeping it (income varies by location and occupancy, so no amount is guaranteed).
I haven’t filed a vacation rental notification yet. Can I still sign up as a first-timer?
Yes. We don’t file the notification ourselves, but we support you together with partner specialists, so first-timers are welcome.
