Commission vs. Flat Fee:
Which Saves More?
Commission grows with your revenue. Ours stays at ¥30,000.

FAQ
How good is the AI?
See real examples on our What’s Included page.
What if I don’t trust AI?
AI only answers what it’s sure about. Anything uncertain or sensitive goes to our bilingual staff, so issues never escalate.
Do you guarantee revenue?
No. We price with local market data to maximize annual revenue, but can’t guarantee results. That’s why cancelling is easy.
How do I cancel?
Submit the cancellation form. Your contract ends at the end of the third month. No cancellation fees.
Can you manage properties outside Ishigaki Island?
Yes. We cover all 47 prefectures, so locations outside Okinawa are fine too.
How much revenue is typical on Ishigaki Island?
We’re still building data for the Ishigaki Island area, so we can’t give a standard figure. Revenue varies widely with location, size and occupancy, so we offer a free individual revenue simulation. Just ask.
Which areas of Ishigaki Island do you cover?
We cover the Yaeyama area, including Ishigaki City and Taketomi Town (Taketomi Island, Iriomote Island, Kohama Island and more).
Can I run my second home as a vacation rental villa?
Yes. Our flat ¥30,000/month (excl. tax) second-home management service includes vacation rental operation as an option. You can block the calendar for your own stays so no guests can book then, and rent the villa out only when it’s vacant. We also handle cleaning after your own stays, so using your second home is easier than usual.
Can rental income cover my villa’s management fees and property tax?
Yes. Income from renting out your villa can go toward your monthly management fees and part of your ownership costs, such as property tax. Renting only when it’s vacant helps you keep the villa while easing the cost burden. Income varies by location and occupancy, so no amount is guaranteed.
I haven’t filed my vacation rental notification yet. Can I still sign up as a first-timer?
Yes. We don’t file the notification ourselves, but we support you together with our partner specialists, so first-timers are welcome to ask.
