FAQ
How good is the AI?
See real examples on our What’s Included page.
What if I don’t trust AI?
AI only answers what it’s sure about. Anything uncertain or sensitive goes to our bilingual staff, so issues never escalate.
Do you guarantee revenue?
No. We price with local market data to maximize annual revenue, but can’t guarantee results. That’s why cancelling is easy.
How do I cancel?
Submit the cancellation form. Your contract ends at the end of the third month. No cancellation fees.
Can I use you outside Kurokawa Onsen?
Yes. We cover all 47 prefectures, so locations outside Kumamoto are fine too.
How much revenue can I expect in Kurokawa Onsen?
We’re still building track-record data for the Kurokawa Onsen area, so we don’t quote a standard figure. Revenue varies greatly by location, size and occupancy, so we offer a free individual revenue simulation. Please contact us.
Which areas around Kurokawa Onsen do you cover?
We cover the Aso area in Kumamoto, including Minamioguni (Kurokawa Onsen and more), Aso City and Minamiaso Village.
Can I run my own villa as a rental villa?
Yes. Rental villa operation is included as an option in our villa management service, a fully flat ¥30,000/month (excl. tax). You can block the calendar for your own stays so no guests can book, and rent it out only when it’s empty. We also handle cleaning after private use, so it’s easier than ordinary villa ownership.
Can rental income cover villa management fees and property tax?
Rental income can be applied to your monthly management fees, and also to part of villa upkeep costs such as fixed asset tax. By renting only during vacant periods, you can keep your villa while easing the cost burden. (Income varies by location and occupancy, so no amount is guaranteed.)
I haven’t filed my minpaku notification yet. Can I still sign up as a first-timer?
Yes. We don’t file the notification ourselves, but we support you together with partner specialists, so first-timers are welcome.
