FAQ

How good is the AI?

See real examples on our What’s Included page.

What if I don’t trust AI?

AI only answers what it’s sure about. Anything uncertain or sensitive goes to our bilingual staff, so issues never escalate.

Do you guarantee revenue?

No. We price with local market data to maximize annual revenue, but can’t guarantee results. That’s why cancelling is easy.

How do I cancel?

Submit the cancellation form. Your contract ends at the end of the third month. No cancellation fees.

Can I use you outside Amanohashidate?

Yes. We cover all 47 prefectures, so locations outside Kyoto Prefecture are fine.

How much revenue can I expect in Amanohashidate?

We’re still building performance data for the Amanohashidate area, so we can’t give a standard figure. Revenue varies widely with location, size and occupancy, so we offer a free, personalized revenue simulation. Just ask.

Which parts of Amanohashidate do you cover?

We cover Miyazu (including Amanohashidate), Ine, Yosano and other northern Kyoto (Tango) areas.

Can I rent out my own vacation home?

Yes. Vacation rental operation is included as an option in our flat ¥30,000/month (excl. tax) villa management service. You can block the calendar for your own stays so no guests can book then. Use it as your villa most of the time and rent it out only when it’s empty. We also handle cleaning after your private stays, so it’s easier than ordinary villa ownership.

Can rental income cover villa management fees and property tax?

Yes. Rental income can go toward your monthly management fees, and also part of your villa’s upkeep costs such as property tax. Renting only when it’s vacant helps lighten the cost of keeping your villa. (Income varies by location and occupancy, so no amount is guaranteed.)

I haven’t filed my vacation rental notification yet. Can I still sign up as a first-timer?

Yes. We don’t file the notification ourselves, but we support you together with partner specialists, so first-timers are welcome to ask.
