Bilingual Japanese staff are on call around the clock for anything AI can’t handle, so your rental runs smoothly.
3 Reasons We’re Strong in Hakuba

Commission vs. Flat Fee:
Which Saves More?
Commission grows with your revenue. Ours stays at ¥30,000.

Fees rise with revenue
AI Minpaku Management
Flat ¥30,000/month (excl. tax)
Same fee, even in peak season
*Example: 20% commission on ¥300k / ¥500k / ¥800k monthly revenue. Excl. tax.
*Break-even is ¥150k monthly revenue. Below that, a 20% commission costs less.
Just 1–2 nights of bookings cover your ¥30,000 fee.
Everything after that is yours. No extra fees.
*Based on ¥15,000–¥30,000 per night. A guide only. Profit not guaranteed.
*Initial fee (¥98,000), system fees (¥4,000–¥5,000), cleaning and booking-site fees are extra.

You keep more than with a commission model.
*Model cases assuming monthly revenue of ¥300,000 (1LDK) and ¥500,000 (detached house). Actual amounts vary by property.

FAQ
How good is the AI?
See real examples on our What’s Included page.
What if I don’t trust AI?
AI only answers what it’s sure about. Anything uncertain or sensitive goes to our bilingual staff, so issues never escalate.
Do you guarantee revenue?
No. We price with local market data to maximize annual revenue, but can’t guarantee results. That’s why cancelling is easy.
How do I cancel?
Submit the cancellation form. Your contract ends at the end of the third month. No cancellation fees.
Can I use you outside Hakuba?
Yes. We cover all 47 prefectures, so locations outside Nagano are fine too.
How much revenue can I typically expect in Hakuba?
We are still building performance data for the Hakuba area, so we can’t quote a standard figure. Revenue varies greatly with location, size and occupancy, so we offer a free, personalized revenue simulation. Feel free to contact us.
Which parts of Hakuba do you cover?
We cover northern Nagano, including Hakuba Village, Otari Village and Omachi City.
Can you run my own villa as a vacation rental?
Yes. Our flat ¥30,000/month (excl. tax) villa management service includes vacation rental operation as an option. You can block the calendar for your own stays so no guests can book, and rent it out only when it’s vacant. Cleaning after your private stays is included too, so using your villa is easier than ever.
Can rental income cover my villa’s management fees and property tax?
Rental income can be applied to your monthly management fees, and also to part of your villa’s upkeep costs, such as property tax. By renting only during vacant periods, you can keep your villa and ease the financial burden. (Income varies by location and occupancy, so no amount is guaranteed.)
I haven’t filed a minpaku notification yet. Can I still apply as a first-timer?
Yes. We don’t file the notification ourselves, but we support you together with partner specialists, so first-timers are welcome to ask.
