Commission vs. Flat Fee:
Which Saves More?
Commission grows with your revenue. Ours stays at ¥30,000.

Just 1–2 nights of bookings cover your ¥30,000 fee.
Everything after that is yours. No extra fees.

*Initial fee (¥98,000), system fees (¥4,000–¥5,000), cleaning and booking-site fees are extra.

You keep more than with commission-based fees.

FAQ
How good is the AI?
See real examples on our What’s Included page.
What if I don’t trust AI?
AI only answers what it’s sure about. Anything uncertain or sensitive goes to our bilingual staff, so issues never escalate.
Do you guarantee revenue?
No. We price with local market data to maximize annual revenue, but can’t guarantee results. That’s why cancelling is easy.
How do I cancel?
Submit the cancellation form. Your contract ends at the end of the third month. No cancellation fees.
Can I use you outside Nikko?
Yes. We cover all 47 prefectures, so locations outside Tochigi are fine too.
How much revenue can I expect in Nikko?
We’re still building performance data for the Nikko area, so we don’t quote a standard figure. Revenue varies widely by location, size and occupancy, so we offer a free, personalized revenue simulation. Just ask.
Which Nikko areas do you cover?
We cover all of Nikko City, including Kinugawa Onsen, Kawaji Onsen, Yunishigawa Onsen and more.
Can I run my own villa as a vacation rental?
Yes. Vacation rental management is included as an option in our flat ¥30,000/month (excl. tax) villa management service. You can block the calendar for your own stays so no guests can book then. That means you can use the villa as usual and rent it out only when it’s empty. We also handle cleaning after your private stays, so using your villa is easier than ever.
Can rental income cover villa management fees and property tax?
Income from renting out your villa can go toward your monthly management fee, and part of it can also cover upkeep costs such as property tax. By renting only during vacant periods, you can keep the villa while easing the financial burden. Income varies by location and occupancy, so no amount is guaranteed.
I haven’t filed my minpaku notification yet. Can I still sign up as a first-timer?
Yes. We don’t file the notification ourselves, but we support you together with partner specialists, so first-time hosts are welcome to ask.
