Commission vs. Flat Fee:
Which Saves More?
Commission grows with your revenue. Ours stays at ¥30,000.

Everything after that is yours. No extra fees.

FAQ
How good is the AI?
See real examples on our What’s Included page.
What if I don’t trust AI?
AI only answers what it’s sure about. Anything uncertain or sensitive goes to our bilingual staff, so issues never escalate.
Do you guarantee revenue?
No. We price with local market data to maximize annual revenue, but can’t guarantee results. That’s why cancelling is easy.
How do I cancel?
Submit the cancellation form. Your contract ends at the end of the third month. No cancellation fees.
Can you manage properties outside Nasu Highlands?
Yes. We cover all 47 prefectures, so locations outside Tochigi are fine.
How much revenue can I expect in Nasu Highlands?
We’re still building performance data for the Nasu Highlands area, so we can’t give a standard figure. Revenue varies widely by location, size and occupancy, so we offer a free, property-specific revenue simulation. Just ask.
Which parts of Nasu Highlands do you cover?
We cover northern Tochigi, including Nasu Town, Nasushiobara City (Shiobara Onsen and more) and Otawara City.
Can I run my own villa as a rental?
Yes. Villa rental management is an option within our flat ¥30,000/month (excl. tax) service for managing the villa itself. You can block the calendar for your own stays so no guests can book then, and rent it out only when it’s vacant. We also handle all cleaning after your private stays, so using your villa is easier than usual.
Can rental income cover villa management fees and property tax?
Rental income can be applied to your monthly management fee and also to part of your villa’s upkeep costs, such as property tax. Renting it out only when vacant can ease the cost of keeping the villa (income varies by location and occupancy and is not guaranteed).
I haven’t filed a minpaku notification yet. Can I still sign up as a first-timer?
Yes. We don’t file the notification ourselves, but we support you together with partner specialists, so first-timers are welcome to ask.
