FAQ

How good is the AI?

See real examples on our What’s Included page.

What if I don’t trust AI?

AI only answers what it’s sure about. Anything uncertain or sensitive goes to our bilingual staff, so issues never escalate.

Do you guarantee revenue?

No. We price with local market data to maximize annual revenue, but can’t guarantee results. That’s why cancelling is easy.

How do I cancel?

Submit the cancellation form. Your contract ends at the end of the third month. No cancellation fees.

Can I use you outside Yakushima?

Yes. We cover all 47 prefectures, so locations outside Kagoshima are fine too.

How much revenue is typical in Yakushima?

We’re still building performance data for Yakushima, so we don’t quote a standard figure. Revenue varies widely by location, size and occupancy, so we offer a free, property-specific revenue simulation. Just ask.

Which areas of Yakushima do you cover?

We cover all of Yakushima Town (Miyanoura, Anbo, Onoaida and more).

Can I run my own villa as a vacation rental?

Yes. Vacation rental operation is built into our flat ¥30,000/month (excl. tax) villa management service as an option. You can block the calendar for your own stays so no guests book then, so you can use it as your villa normally and rent it out only when it’s empty. We also handle cleaning after your private stays, so using your villa is easier than usual.

Can rental income cover my villa’s management fees and property tax?

Yes. Income from renting out your villa can go toward your monthly management fees, and also part of upkeep costs such as property tax. Renting it out only when it’s empty helps keep the villa while easing the cost burden. (Income varies by location and occupancy, so no amount is guaranteed.)

I haven’t filed my minpaku notification yet. Can I still sign up as a first-timer?

Yes. We don’t file the notification ourselves, but we support you together with partner specialists, so first-timers are welcome.
