FAQ
How good is the AI?
See real examples on our What’s Included page.
What if I don’t trust AI?
AI only answers what it’s sure about. Anything uncertain or sensitive goes to our bilingual staff, so issues never escalate.
Do you guarantee revenue?
No. We price with local market data to maximize annual revenue, but can’t guarantee results. That’s why cancelling is easy.
How do I cancel?
Submit the cancellation form. Your contract ends at the end of the third month. No cancellation fees.
Can you manage properties outside Awaji Island?
Yes. We cover all 47 prefectures, so locations outside Hyogo are fine too.
How much revenue is typical on Awaji Island?
Based on Airbnb actuals for the Awaji Island area from Sept 1, 2025 to Aug 31, 2026, typical monthly revenue is about ¥220,000 for a studio (1K), ¥340,000 for an apartment (1LDK) and ¥500,000 for a detached house. Results vary by location, occupancy and season, and are not guaranteed.
Which areas of Awaji Island do you cover?
We cover all of Hyogo Prefecture, including Awaji City, Sumoto City and Minamiawaji City (all of Awaji Island).
Can I run my own villa as a rental villa?
Yes. Rental villa operation is included as an option in our villa management service, which is a flat ¥30,000/month (excl. tax). You can block the calendar for your own stays so no guests can book then, so you can use it as your villa and rent it out only when it’s free. We also handle cleaning after your private use, so using your villa is easier than ever.
Can rental income cover my villa’s management fees and property tax?
Yes. Income from renting your villa can go toward your monthly management fees and part of your upkeep costs, such as property tax. By renting only when the villa is vacant, you can keep it while easing the cost burden. (Income varies by location and occupancy, so no amount is guaranteed.)
I haven’t filed a minpaku notification yet. Can I still apply as a first-timer?
Yes. We don’t file the notification ourselves, but we support you together with our partner specialists, so first-timers are welcome.
