FAQ

How good is the AI?

See real examples on our What’s Included page.

What if I don’t trust AI?

AI only answers what it’s sure about. Anything uncertain or sensitive goes to our bilingual staff, so issues never escalate.

Do you guarantee revenue?

No. We price with local market data to maximize annual revenue, but can’t guarantee results. That’s why cancelling is easy.

How do I cancel?

Submit the cancellation form. Your contract ends at the end of the third month. No cancellation fees.

Can you manage properties outside Chiba?

Yes. We cover all 47 prefectures, so properties outside Chiba are fine too.

How much revenue can I expect in Chiba?

Based on Airbnb results in the Chiba area from September 1, 2025 to August 31, 2026, typical monthly revenue is about ¥250,000 for a 1K/studio, ¥380,000 for a 1LDK apartment and ¥560,000 for a detached house. Results vary by location, occupancy and season, so revenue is not guaranteed.

Which areas of Chiba do you cover?

We cover all of Chiba Prefecture, including Ichinomiya, Kujukuri, Sanmu, Isumi, Shirako and Mutsuzawa (Kujukuri coast).

Can I run my own second home as a rental villa?

Yes. Rental operation is built into our flat ¥30,000/month (excl. tax) second-home management service as an option. Block the calendar for your own stays so no guests can book, then rent it out only when it’s vacant. We also handle cleaning after your private stays, so using your villa is easier than ever.

Can rental income cover my second home’s management fees and property tax?

Yes. Rental income can go toward your monthly management fees and part of your ownership costs, such as property tax. By renting only when the villa is vacant, you keep it while easing the financial burden (income varies by location and occupancy, so no amounts are promised).

I haven’t filed a vacation rental notification yet. Can I still hire you as a first-timer?

Yes. We don’t file the notification ourselves, but we support you together with partner specialists, so first-time hosts can ask with confidence.
