FAQ
How good is the AI?
See real examples on our What’s Included page.
What if I don’t trust AI?
AI only answers what it’s sure about. Anything uncertain or sensitive goes to our bilingual staff, so issues never escalate.
Do you guarantee revenue?
No. We price with local market data to maximize annual revenue, but can’t guarantee results. That’s why cancelling is easy.
How do I cancel?
Submit the cancellation form. Your contract ends at the end of the third month. No cancellation fees.
Can I use you outside Hakone?
Yes. We cover all 47 prefectures, so locations outside Kanagawa are fine too.
How much revenue can I expect in Hakone?
Based on Airbnb results in the Hakone area from September 1, 2025 to August 31, 2026, typical monthly revenue is about ¥330,000 for a studio/1K, ¥510,000 for a 1LDK apartment and ¥670,000 for a detached house. Figures vary by location, occupancy and season, and revenue is not guaranteed.
Which parts of Hakone do you cover?
We cover all of Kanagawa Prefecture, including Hakone Town (Yumoto, Gora, Sengokuhara, Miyanoshita and more).
Can I rent out my own villa as a rental villa?
Yes. Rental villa management is built in as an option within our flat ¥30,000/month (excl. tax) villa management service. You can block the calendar for your own stays so no guests can book those dates, so you can use it as your villa most of the time and rent it out only when it’s empty. We also handle cleaning after your private stays, so using your villa is easier than ever.
Can rental income cover villa management costs and property tax?
Income from renting your villa can go toward your monthly management fee, and also toward other ownership costs such as property tax. By renting only during vacant periods, you can keep your villa and ease the financial burden. (Income varies by location and occupancy, so no amount is guaranteed.)
I haven’t filed my minpaku notification yet. Can I still sign up as a first-timer?
Yes. We don’t file the notification ourselves, but we support you together with partner specialists, so first-time hosts can ask with confidence.
