FAQ
How good is the AI?
See real examples on our What’s Included page.
What if I don’t trust AI?
AI only answers what it’s sure about. Anything uncertain or sensitive goes to our bilingual staff, so issues never escalate.
Do you guarantee revenue?
No. We price with local market data to maximize annual revenue, but can’t guarantee results. That’s why cancelling is easy.
How do I cancel?
Submit the cancellation form. Your contract ends at the end of the third month. No cancellation fees.
Can you manage properties outside Tokyo?
Yes. We cover all 47 prefectures, so locations outside Tokyo are fine too.
How much revenue can I expect in Tokyo?
Based on Airbnb actuals in the Tokyo area from September 1, 2025 to August 31, 2026, typical monthly revenue is about ¥240,000 for a 1K/studio, ¥370,000 for a 1LDK apartment and ¥510,000 for a house. Results vary by location, occupancy and season, and revenue is not guaranteed.
Which Tokyo areas do you cover?
We cover all of Tokyo, including Shinjuku, Shibuya, Taito, Sumida, Toshima, Ota, Koto and Kita wards.
How much more do I save compared with commission-based companies?
Typical agency fees run about 15–20% of revenue. Ours is a flat ¥30,000 per month, so just 1–2 nights of bookings cover the fee, and everything after that is yours. The higher your occupancy, the bigger your advantage over commission-based fees. Ask us for a detailed revenue simulation.
