FAQ
How good is the AI?
See real examples on our What’s Included page.
What if I don’t trust AI?
AI only answers what it’s sure about. Anything uncertain or sensitive goes to our bilingual staff, so issues never escalate.
Do you guarantee revenue?
No. We price with local market data to maximize annual revenue, but can’t guarantee results. That’s why cancelling is easy.
How do I cancel?
Submit the cancellation form. Your contract ends at the end of the third month. No cancellation fees.
Can you manage properties outside Atami?
Yes. We cover all 47 prefectures, so locations outside Shizuoka are fine too.
How much revenue can I expect in Atami?
Based on Airbnb results in the Atami area from September 1, 2025 to August 31, 2026, typical monthly revenue is about ¥210,000 for a 1K/studio, ¥330,000 for a 1LDK apartment and ¥520,000 for a detached house. Results vary by location, occupancy and season, and revenue is not guaranteed.
Which parts of Atami do you cover?
We cover all of Shizuoka Prefecture, including Atami City (Atami, Izusan, Ajiro and more) and Ito City.
Can I run my own villa as a rental villa?
Yes. Rental villa operation is built in as an option to our flat ¥30,000/month (excl. tax) villa management service. You can block the calendar for your own stays so no guests can book, so you can use it as your villa most of the time and rent it out only when it’s empty. We also handle cleaning after your private stays, so using your villa is easier than ever.
Can rental income cover my villa’s management fees and property tax?
Yes. Income from rental use can go toward your monthly management fee and part of your villa’s upkeep, such as property tax. By renting only when the villa is vacant, you can keep it and ease the cost (income varies by location and occupancy, so no amount is guaranteed).
I haven’t filed my minpaku notification yet. Can I still sign up as a first-timer?
Yes. We don’t file the notification ourselves, but we support you together with partner specialists, so first-timers are welcome to ask.
